Englewood Office Building Sells for $14M in Off-Market Deal

Knightbridge Capital and Westside Investment Partners have purchased 400 Inverness, a 112,198-square-foot Class A office property at the entrance of Inverness Business Park in Englewood. The asset traded for $14 million, with VMC Metro Denver LLC listed as the seller in a warranty deed recorded with the county.

With immediate access to Interstate 25 and the broader Southeast Suburban submarket, the property benefits from strong surrounding amenities and a highly accessible location within one of metro Denver’s most established office submarkets.

Built in 1997 and renovated most recently in 2025, 400 Inverness offers a highly functional base building layout with efficient floor plate design, strong parking ratio, and a tenant roster anchored by long-term, creditworthy occupants. At the time of acquisition, the property was approximately 93% occupied.

This acquisition marks the fourth building acquisition in the past 24 months between Knightbridge Capital and Westside Investment Partners. Together, this ownership group has purchased over half a million square feet of office product in the Denver metropolitan area during this time.

Denver’s commercial real estate market is moving into a new phase as investors and lenders cautiously return to fundamentals after years of volatility.

That’s according to expert panelists at Bisnow’s 2025 Denver Forecast event at the Embassy Suites Denver Downtown Jan. 23.

Industry leaders spoke on a panel about the cautious but steady reintroduction of capital to the market, tightening lending standards and the persistent challenge of rising construction costs.

Denver’s real estate investment market is transitioning from speculative plays to a more fundamentals-driven approach, panelists said. Investors are prioritizing stabilized assets, yield-based returns and long-term value rather than betting on appreciation alone.

“The market’s getting reintroduced to the idea of fundamentals, but it’s definitely more game-on,” JLL Capital Markets Senior Managing Director Peter Merrion said.

Private equity, which had been largely on the sidelines lately, has started reentering the market, even in asset classes like office that have been out of favor the last few years.

Knightbridge Capital acquired 450K SF of suburban office space last year, betting that value-oriented investments would outperform in the long run, co-founder and principal Riki Hashimoto said.

DTC office building sells to local buyers at 60 percent loss

A DTC office building has sold at a loss to two local firms buying office space on the cheap.

The 14-story, 216,500-square-foot Prentice Point office building at 5299 DTC Blvd. in Greenwood Village sold Wednesday for $14 million, according to public records.

That’s 60 percent below the $35 million the seller, an affiliate of Miami-based Rialto Capital, paid in 2017. And it’s less than the building fetched in every deal since 1994, according to a BusinessDen review.

The latest deal works out to $65 a square foot. The building was purchased by Denver-based Westside Investment Partners, led by Andy Klein, and Denver-based Knightbridge Capital, founded by Riki Hashimoto and Matt Ritter.

 

It’s not the firms’ first deal together. In June, Westside and Knightbridge bought the structures at 8350 and 8390 E. Crescent Parkway in Greenwood Village, which are next door to Prentice Point. Those buildings, which combine for about 215,000 square feet, were also bought at a steep discount.

87% off: Two DTC office buildings sell for huge discount

Two DTC office buildings have sold at a loss — even compared to what they fetched in the 1990s.

The neighboring structures at 8350 E. Crescent Parkway and 8390 E. Crescent Parkway in Greenwood Village were purchased last week by Glendale-based Westside Investment Partners and Denver-based Knightbridge Capital.

The firms paid $11.85 million for the larger of the two: the 135,000-square-foot building at 8390 E. Crescent. The seller paid about $30 million for it in 2015, according to public records. That’s a drop of 61 percent.

The firms paid $2.3 million, meanwhile, for the 82,000-square-foot 8350 E. Crescent building, which last sold in 2014 for $17.25 million, records show. That’s a drop of 87 percent.

Construction on the buildings was completed in 1995 and 1997. Both sold that decade at least double last week’s prices.

Knightbridge Capital Buys Value-Add Multifamily Property in Denver

Knightbridge Capital, a Denver-based real estate investment firm, has acquired Gaucho Apartments at 1201 N Clarkson Street in Denver’s Capitol Hill neighborhood. Kyle Malnati, Sam Bretz, and Zack Jenkins of Calibrate Real Estate represented the seller, Tremont Investment Group, in this transaction.

Gaucho Apartments is a 39-unit property, built in 1966 and sold for $7,300,000; $187,180 per unit and $278.73 per square foot. The property consists of 30 Studio/1Ba, 8 1Br/1Ba, and one 2 Br/1Ba units. This is the second acquisition for Knightbridge Capital in the past 16 months

Knightbridge Capital plans to complete the interior and exterior renovation of the property. The construction budget will include interior renovations including paint, luxury vinyl, carpet, appliances, countertops, flooring, plumbing, and light fixtures. In the common areas, renovations will include a new roof, paint, carpet, lighting, parking lot, exterior paint, balconies, new signage, and an updated courtyard. Cornerstone Apartment Services will manage the construction and day-to-day operation of the building.

“Gaucho Apartments represented the partial completion of a 1031 Exchange and a strategic opportunity for Knightbridge Capital to buy a value-add multifamily asset. The 1031 Exchange began two months ago when we sold a newly renovated apartment community in Arvada for $4,950,000. We were tasked with finding a replacement property on behalf of our investors, but we were not willing to compromise our rigorous acquisition standards. This opportunity was presented off-market and fit perfectly with our business plan objectives,” said Matt Ritter, co-founder/principal at Knightbridge Capital. Matt is also a co-founder/principal at Pinnacle Real Estate Advisors.
